Home Buyer Checklist
As you embark on the exciting journey of purchasing a new home, TDJ Law is here to provide support and guidance at every step. To help us open your file efficiently and to ensure a smooth real estate transaction, we have prepared a comprehensive checklist of items that you will need to submit to us. This checklist not only focuses on the importance of the Agreement of Purchase and Sale, often completed using OREA Form 100, but also outlines various other critical elements to ensure a seamless home buying experience.
Agreement of Purchase and Sale
Submit a copy of your Agreement of Purchase and Sale to our office. This essential document, often completed with OREA Form 100, outlines the terms and conditions of your transaction. If you are working with a realtor, let them know that TDJ Law will be representing you in this transaction and instruct them to forward all pertinent documentation to our office.
Communicate with Your Mortgage Lender
Notify your mortgage lender about our representation. Request them to send us the mortgage instructions at the earliest possible opportunity. This will ensure that we can review the details and provide any necessary legal advice or clarification.
Complete the Buyer Intake Form
Fill in the required details in the Buyer Intake Form and return it to us. This form allows us to understand your specific situation better and to provide a more personalized service.
Arrange for Home Fire Insurance Coverage
Secure home fire insurance coverage that is effective from the scheduled closing date. Ensure that the coverage value is at least equal to the registered mortgage amount and includes a guaranteed building replacement cost endorsement. After finalizing the insurance, provide us with a copy of the insurance binder. This step is crucial for the protection of your new investment and may be a condition of your mortgage agreement.
Retainer Agreement and Pricing
Upon receiving your Agreement of Purchase and Sale, we will provide a retainer agreement that includes an all-inclusive quote for your real estate closing. To ensure transparency, you can view our full pricing schedule here.
Regular Updates
We believe in proactive communication. Throughout the process, we will keep you informed about the progress of your purchase transaction. Rest assured, our team is always available to answer your questions or address any concerns via phone or email.
